Property Impact Calculator

Calculate your property's potential devaluation from the proposed Bellville Solar Power Plant and BESS facility

This tool is a community awareness and fundraising resource, designed to illustrate potential risk scenarios and relative impacts associated with large-scale solar and battery energy developments.
It does not constitute a property valuation, planning assessment, environmental impact assessment, or professional advice.
All figures shown are indicative estimates, based on published studies, documented market responses, and proximity-based risk modelling. Actual impacts may vary depending on site-specific conditions, market behaviour, and future development decisions.

The developer's official project website claims: "Research funded by the Sustainable Energy Authority of Ireland (SEAI) examined studies... and did not find any studies concluding that proximity to ground-mounted solar farms negatively affects property prices."

This is misleading. The SEAI review (2022) examined older international studies, primarily rooftop solar, before large-scale utility solar became widespread. Since then:

Virginia Tech (PNAS 2025)
8.8M property sales, 7.2% loss <0.5mi
Wisconsin (2025)
7.2% loss within 0.5 miles
URI (2020)
7% loss <0.1 miles
UK Botley West
£40,000/home devaluation documented

Resident testimony on property market collapse

This calculator uses current peer-reviewed research and Irish evidence to provide the analysis the developer's website omits.

💬 Real Irish Impact - County Meath Resident:

"Our home was put up on the market in 2022 and in the two years we've had two viewings."
"Our auctioneer has told me... they come back and said they're not interested because it's basically on a solar farm."
"The generators going, you can hear them even lying in bed, security lights lighting all the time... It's not a nice place to be."
"I feel now that they've taken the home away from me. It's not a home. It's a house."

Source: Irish Times report, August 2025. Property on market for 2 years with only 2 viewings - this is the market reality the SEAI review ignores.

🎥 Irish Evidence: The Reality of Living Near Solar Farms

County Meath resident testimony (Irish Times, August 2025): A homeowner describes the devastating impact of adjacent solar development - property on market for 2 years with only 2 viewings, constant generator noise, security lighting, and the loss of their home's character.

"I feel now that they've taken the home away from me. It's not a home. It's a house." - This is the human cost the developer's website doesn't mention.
